For years, Nvidia has been the arms dealer of the AI revolution - selling the picks and shovels while others built the mines. That model may be quietly shifting. On Tuesday, the Financial Times reported that Nvidia has signed leases worth up to $50 billion on Hut 8's Beacon Point campus in Texas, a 1-gigawatt AI data center complex that represents one of the largest infrastructure commitments in the history of the technology industry.
The deal, which Hut 8 disclosed last week without naming its tenant, carries a base-term contract value of $19.6 billion over 15 years. With renewal options exercised, that figure climbs to $50.2 billion. Hut 8 described the counterparty only as an "existing investment-grade customer" that would install computing equipment to support large-scale AI training and operations. Five sources familiar with the deal told the FT that customer is Nvidia.
More Than a Chip Company
The implications of this deal go well beyond a single real estate transaction. Nvidia is not just buying compute capacity for its own use - according to the FT, the company plans to sublease portions of the Beacon Point campus to its "neocloud" partners, the fast-growing cohort of AI cloud providers that purchase Nvidia GPUs and resell computing power to enterprises and developers. In other words, Nvidia is positioning itself as a landlord, a platform operator, and an infrastructure intermediary all at once.
This is a meaningful strategic evolution. Nvidia's DSX architecture - its full-stack AI factory design that integrates GPUs, networking, and software - is the backbone of the Beacon Point deployment. An Nvidia spokesperson confirmed the company is "working with ecosystem partners to accelerate the deployment of efficient AI infrastructure through the DSX AI factory architecture," without confirming or denying the specific lease. The careful non-denial speaks volumes.
The Scale Is Staggering
To put the numbers in context: $50 billion is roughly the annual revenue of Goldman Sachs. It exceeds the market capitalization of dozens of S&P 500 companies. And it is just one data center campus. The Beacon Point deal arrives as the broader AI infrastructure spending race has reached a fever pitch. Google parent Alphabet recently raised its 2026 capital expenditure guidance to between $195 billion and $205 billion. Super Micro Computer disclosed more than $60 billion in new orders in a single quarter. The common thread running through all of these numbers is electricity. A 1-gigawatt campus is not a modest facility - it is a small power grid.
